Interview with Fernando Alonso, Director of MAF Capital, about MultiTex Platform

Carlos Mota (CM): Crowdfunding or collective financing allows you to invest in projects with great potential, we are going to talk about this. Is with me Fernando Alonso, Director of MAF Capital, What does MAF Capital do?

Fernando Alonso (FA): MAF Capital is Marhnos Fund Administrator, basically the managing arm of Grupo Marhnos, a company with 65 years of experience developing real estate and infrastructure projects and, MAF Capital, aligned with the purpose of the company which is to build well-being, we seek to manage investments and portfolios investments that generate responsible returns and exposure to impact investors.

CM: Are these investments that you are now making primarily in the United States?

FA: Well, not only in the United States, right now we have a focus on the United States, but we also invest in other latitudes such as Latin America and, of course, Mexico, where we are over 65 years old.

CM: This fund has a CKDes.

FA: Marhnos manages a CKDes that is listed on the Mexican Stock Exchange, and that is focused on infrastructure.

CM: Has that all been reversed?

FA: Already, it is already in a divestment process.

CM: And what stage is MAF Capital in right now?

FA: We launched a investment platform that is focused on Multifamily in the United States, which is basically housing complexes for rent in Texas. Our intention is to bring these investments to the individual investor through an alliance that we have and we leverage on the technological infrastructure of Briq.mx, in which we have a drawer that allows investments from five thousand pesos.

CM: Anyone can invest with you in these projects where you identify where they can put the money.

FA: That's how it is. In this first stage we look for investments in housing complexes in Texas, we consider that it has very good fundamentals, since Texas has a workforce of almost fourteen million people, with a very good risk-return profile for investors.

CM: Is that already operating? Is it already a fact that anyone with five thousand pesos can enter this investment?

FA: Well, we did the first pilot, the first campaign with Briq.mx, it was very successful, later a next campaign will come out and we will be able to host more investors.

CM: What is the goal of raising resources to be able to make investments that have already been identified?

FA: The platform is going to have a total size of 50 million dollars, not everything is going to come through crowdfunding, I have to say; it is a segment, a sector that is growing by leaps and bounds, but still does not have the volume to fill an investment platform of 50 million dollars.

CM: Is this a first step to socialize this type of investment on your part?

FA: Definitely, I believe that a very good purpose that crowdfunding has and that Fintech has is to democratize and bank a larger segment of the population and we too, attached to our objectives of creating well-being, believe a lot in making these inclusive investments for the public.

CM: What returns could it have? I know that returns cannot be promised, but more or less what are you estimating?

FA: Basically we see that an investment in Multifamily can generate a return of between 13% and 14% in dollars, annually.

CM: Very good, in pesos.

FA: No, in dollars.

CM: 13% in dollars, plus…

FA: Plus the exchange variation, more or less.

CM: Minus inflation, that is, if you have a good real performance.

FA: Yes, definitely and a relatively low risk because, in the end, all people need a roof over their heads, housing is more subject to disruption than, for example, e-commerce or even the office market now that we already work quite a lot from home.
